On Lopez Island, most attic moisture and skylight condensation problems trace back to warm, humid indoor air finding its way into a cold attic or a poorly insulated skylight shaft and hitting a cold surface. The fix is almost never "add a bigger fan" — it's sealing the air leaks that let moisture up there in the first place, then giving the attic a balanced path for outside air to move through and carry that moisture back out.
Every occupied house generates water vapor — showers, cooking, laundry, breathing, houseplants, even a wood stove pulling in humid outside air. In a well-built attic, that vapor never gets a chance to become a problem because it stays down in the living space and leaves through bath fans, range hoods and normal ventilation. In an older or loosely built Lopez Island home, it takes a shortcut: through gaps around recessed lights, plumbing stacks, attic hatches, top plates and, especially, skylight shafts, and rises into the attic or the narrow chase that a skylight tunnels down through.
Once that moist air reaches a cold surface — the underside of the roof sheathing on a clear winter night, or the metal or vinyl frame of a skylight — it condenses. A little bit of condensation dries out with the next warm afternoon and nobody notices. A repeated cycle of it, all winter, is what causes the problems people actually call a contractor about: black or gray staining on the sheathing, a musty smell in the attic, drips running down the inside of a skylight well and staining the drywall below, and eventually soft or delaminated roof sheathing that shows up as a spongy spot when someone finally gets up there to look.
Ventilation is the other half of the equation, and it has to be balanced to work. Attics need roughly equal intake (typically at the soffit or eave) and exhaust (at or near the ridge) so air actually moves through the space instead of short-circuiting near one vent. A ridge vent with no working soffit vents behind it — because they were painted over, stuffed with blown insulation, or never installed correctly in the first place — does very little. We see this constantly on older Lopez Island homes where insulation was added over the years by different people without anyone checking that the airflow path was still open.

Start in the attic, not on the roof. On a dry day, get up there with a flashlight and look for daylight coming through gaps at the eaves, dark or discolored sheathing (especially near the ridge and around any skylight shafts), frost or dampness on cold mornings, and insulation that looks matted or compressed over the soffit vents. If you have a skylight, check the drywall or trim around its interior well for staining, bubbling paint or a musty smell — that's often the first sign of trouble long before it's visible from outside.
From there, the practical priorities are:
Being honest about the tradeoffs: adding ventilation or air-sealing isn't free, and on a well-shaded island lot moss will come back over time no matter what you do — it's a maintenance item, not a one-time fix. Skylights, even good ones, are also simply a more failure-prone detail than plain roof deck, because they combine a penetration, a glazing unit and a thermal break all in one place; a homeowner who wants the lowest-maintenance roof possible should go in understanding that skylights carry more long-term upkeep than the surrounding shingles or metal, in exchange for the daylight they bring in. Alpine Exteriors would rather tell a homeowner that up front than have it be a surprise two winters later.
That's usually not a leak at all — it's condensation forming on the cold inner surface of the skylight glazing or frame and running down the shaft, especially overnight when temperatures drop and indoor humidity is highest from cooking, showers or a wood stove. Genuine flashing leaks tend to show up during or right after wind-driven rain off the Strait, while condensation shows up on clear, cold nights. A quick way to tell them apart is timing: if the moisture appears with no rain in the forecast, look at insulation and air-sealing around the shaft before assuming the flashing has failed.
Not necessarily, and mixing vent types without checking the details can actually work against you — gable vents and a ridge vent can short-circuit each other, pulling air across the top of the attic instead of up from the soffits the way a balanced ridge-and-soffit system is designed to. On many Lopez Island homes we find one style of vent that was added later without removing or accounting for the original system. The right approach is to evaluate the whole attic as one system rather than assume more vents of any kind is automatically better.
It's more than cosmetic. Beyond holding moisture against the roofing material and shortening its life, moss buildup at the eaves can physically block soffit vents, which cuts off the intake air an attic needs to carry moisture back out. On heavily shaded Lopez lots we routinely find soffit vents that look fine from the ground but are choked with moss and debris when you get close, which is often the missing piece in an attic condensation problem that's been blamed on "bad insulation."
Both, depending on what's being done. The Washington State Energy Code sets requirements for insulation levels, air-sealing and ventilation when a roof or attic is part of a permitted alteration or new construction — it's the reference point for what "adequate" ventilation and air-sealing look like on a code-compliant project. Ordinary upkeep, like clearing moss off soffit vents or recaulking around a skylight, isn't a code matter, it's routine maintenance — but it's the maintenance that keeps a code-compliant attic performing the way it was designed to.
