Most sliding glass doors around Mount Vernon, Anacortes, Burlington and the rest of Skagit, Island and Whatcom counties hold up for 15 to 20 years before they need serious attention, and a well-built vinyl or aluminum door that's been kept up can run past 25. Age by itself isn't the best way to judge one, though. A ten-year-old door with worn rollers and a stretched-out weatherstrip can feel worse to live with, day to day, than an eighteen-year-old door that's been cleaned and adjusted every year.
The parts that actually fail — rollers, weatherstripping and the seal between the panes of glass — almost always give out well before the frame or the glass itself wears out. That's true whether the door is on a farmhouse out on the Skagit flats, a rambler in Burlington or Sedro-Woolley, or a view home on Camano Island. What changes from property to property is how fast those parts wear, and that's mostly a function of exposure, which we get into below.
A sliding glass door is really three systems wearing at three different rates: the frame, the glass unit, and the moving hardware. The frame — vinyl, aluminum, or wood with a clad exterior — is usually the last thing to fail. Vinyl frames resist moisture well and need almost no upkeep beyond cleaning; aluminum frames are strong and low-maintenance but conduct cold straight through unless they have a thermal break, which shows up as a cold strip along the frame and occasional condensation on the interior side in winter; wood-clad frames look good and perform well thermally but the wood core is only as good as the finish protecting it, and a nick in the cladding that lets water in can rot a corner from the inside out long before the rest of the door shows its age.
The rollers are usually the first thing to go. Nylon or steel wheels ride in a track at the bottom of the door, and grit, pollen, and fine sand from winter road treatment work their way in and act like sandpaper. Depending on how often the track gets cleaned, rollers can start dragging or jumping within 5 to 10 years. This is a repair, not a replacement — most sliding doors have adjustable or replaceable roller assemblies, and a sticking door is often a $150–$400 fix, not a new-door situation.
Weatherstripping — the brush or vinyl fin seals around the sash and along the sill — compresses and UV-degrades over time, typically needing replacement somewhere in the 8- to 12-year range. Once it flattens out, wind and rain can get past the door even when it's fully closed, which shows up as drafts, a whistling sound in a strong blow, or a damp spot on the sill after a hard rain.
The insulated glass unit — the sealed pair of panes with the gas-filled gap between them — is the part with a hard failure point. The seal around the edge of the unit eventually breaks down, and once it does, moisture gets between the panes and you get permanent fogging or a visible film that no amount of cleaning removes. That typically happens somewhere between 10 and 20 years, sooner in a west- or south-facing door that gets more UV and thermal cycling. It's not a safety issue and it's not a sign the whole door needs replacing, but it can't be repaired — the glass unit has to be swapped, or the door does, depending on cost and how old everything else is.

None of that is unique to Skagit, Island, or Whatcom counties, but the conditions here push certain failure points harder than they'd be pushed elsewhere. A few things are specific to this corner of Washington:
Wind off the Skagit flats and the Strait. The open farmland between Mount Vernon and Burlington doesn't block wind the way a forested or built-up area does, and gusts can build real force by the time they hit a house. Out toward Anacortes, La Conner, and the water side of Camano Island, wind coming off the Strait of Juan de Fuca and Rosario Strait adds to that. Sustained wind pressure is what stresses weatherstripping and can work a poorly adjusted door slightly out of square over the years, which is part of why doors on exposed sites tend to need roller and seal attention sooner than the same door tucked into a sheltered lot in Sedro-Woolley.
Salt air on the islands and near the water. Homes on Camano Island, around Anacortes, and along the water in La Conner deal with airborne salt that speeds up corrosion on anything metal — door rollers, track hardware, screen frames, and lock mechanisms. Aluminum-framed doors and steel roller wheels in these locations often show pitting or stiffness years before an identical door would inland in Burlington or Sedro-Woolley. This is less about the frame failing and more about hardware needing more frequent cleaning and, eventually, earlier replacement.
Heavy, sustained winter rain. This region doesn't get short, hard downpours so much as weeks of steady rain, and that matters for a sliding door because water has more time to work its way into any gap in the sill flashing, the weep holes, or worn weatherstripping. A door that would be fine with an occasional thunderstorm somewhere drier can develop a slow leak here simply because the wet season lasts from October into spring. Water sitting in a track that doesn't drain properly is one of the more common things we find on service calls.
Occasional ice and snow in the foothill towns. Sedro-Woolley and the areas closer to the Cascade foothills see more freeze events than Anacortes or the immediate coastline. Repeated freeze-thaw cycling is hard on weatherstripping and on any door where condensation has been collecting in the track — ice can actually pry a worn seal further apart. It's not a major factor most winters, but it's part of why the same door model can wear a little differently in Sedro-Woolley than it does on Camano Island, even though both are in the same general region.
The Washington State Energy Code. Current energy code requirements push glazing toward better U-factors than were typical in doors installed 15–20 years ago, which is one honest reason to replace an older door even if it's still functioning: a code-compliant dual-pane (or better) unit with a warm-edge spacer will perform noticeably better against both heat loss and condensation than what was standard when a lot of the region's homes were built. Any full door replacement done as part of a permitted project needs to meet current code, which is worth knowing going in since it can affect which products are realistic options.
Most of what extends a sliding door's useful life is basic and doesn't cost much:
When a door is dragging, drafty, or fogged, it's worth getting an honest look before deciding whether to repair or replace. Rollers, weatherstripping, and even the glass unit can often be replaced without touching the frame, which is the cheaper path when the frame itself is still sound. Full replacement makes more sense when the frame is damaged, the door no longer meets current energy code performance you're looking for, or the repairs are starting to add up. Replacement doors run roughly $1,500 to $5,000 or more installed, depending on size, frame material, and glass package — a wide range because a standard vinyl slider and a large aluminum unit with upgraded glass are genuinely different projects. Start with the frame. If it's still square, not rotted or corroded, and opens and closes without binding once the rollers are adjusted, repair is usually the more sensible route — new rollers, weatherstripping, or even a new glass unit can solve most complaints. Replacement makes more sense when the frame itself is damaged or out of square, when the door has fogged glass on top of worn hardware, or when the door is old enough that its energy performance is well behind what current products offer. An in-person look is the only reliable way to tell, since two doors that look similar from the outside can be in very different condition underneath.
That fogging means the seal around the edge of the insulated glass unit has failed and moisture has gotten into the gap between the panes. It happens gradually as the seal ages, and UV exposure and repeated temperature swings speed it up, which is part of why it tends to show up sooner on west- and south-facing doors. It isn't a safety hazard and doesn't mean the whole door is failing, but it isn't something that can be cleaned away — the glass unit needs to be replaced, either on its own or as part of replacing the whole door depending on its overall condition.
In most cases, replacing an existing sliding door in the same opening with a similar-sized unit is treated as routine repair work, but if the opening is being resized, structural framing is affected, or the project is bundled with other work, a permit is typically required, and the new door has to meet current Washington State Energy Code glazing requirements. Requirements vary by jurisdiction within Skagit, Island, and Whatcom counties, so it's worth confirming with the local building department or having your contractor check before work starts rather than after.
Vinyl frames generally hold up the most maintenance-free in salt air since there's no bare metal to corrode, though they need to be a quality product to stay stiff and square over time. Aluminum doors are durable and often more affordable, but the hardware — rollers, tracks, locks — will corrode faster near saltwater and needs more frequent rinsing and lubrication to keep working smoothly. Wood-clad doors can work well but demand the most vigilance, since any break in the cladding near a salt-air environment gives moisture a faster path into the wood underneath.
