Why Your Attic Feels Damp or Your Skylight Drips

If the underside of your roof sheathing looks dark or spotted, your insulation feels damp, or your skylight beads up and drips on cold mornings, the cause is almost always the same: warm, moist air from inside the house is reaching a cold roof deck faster than your attic can vent it back outside. The fix is rarely about the skylight or the shingles themselves — it's about restoring a clear path for outside air to move from the soffits, across the underside of the roof, and out through a ridge vent or equivalent, while cutting off the leaks that let household moisture up there in the first place.

This isn't a dramatic problem in most cases. It shows up slowly, as a musty smell, a little rust on roofing nails poking through the sheathing, or a skylight that "sweats" during the first cold snap of fall. Left alone through enough Skagit County winters, though, it can rot sheathing, stain ceilings, and feed mold that's expensive to remediate. Caught early, it's usually a straightforward repair.

The Detail Behind It

Warm air holds more moisture than cold air. Every Skagit County household generates a surprising amount of it — showers, cooking, laundry, houseplants, even breathing while you sleep — and that moist air is constantly trying to migrate upward into the attic through can lights, the attic hatch, plumbing and wiring penetrations, and gaps around the chimney or bath fan housing. Once it reaches the cold underside of the roof deck on a cold January night, it condenses into liquid water, the same way a cold glass of water beads up on a warm day. That water then sits on the wood, wets the insulation below it, and — if the attic doesn't get enough continuous airflow to carry the moisture back outside — stays there long enough to support mold and, eventually, rot.

Skylights compound this in a specific way. A skylight shaft cuts straight through the insulated attic space and connects the ceiling below to the glass above, so it becomes a second, more direct path for warm air to reach a cold surface — the underside of the skylight glass or, worse, the skylight's insulated curb where it meets the roof deck. Older or poorly installed skylights often have shaft walls that aren't insulated to the same standard as the surrounding ceiling, so they act as a cold bridge and condense moisture even when the rest of the attic is behaving normally. That's why you'll sometimes see condensation dripping from a skylight in a house whose main attic is otherwise dry.

The Washington State Energy Code sets minimum insulation and air-sealing standards for ceilings, attics and skylight shafts in this climate zone, and most attic ventilation systems are still sized off the long-standing building-code rule of thumb — roughly 1 square foot of net free vent area for every 150 square feet of attic floor, split between intake (soffit) and exhaust (ridge or roof vents), or 1:300 when a proper vapor retarder is in place on the warm side of the insulation. Vent area alone doesn't fix a moisture problem, though. A house that's tightly sealed for airflow but still leaking moist air into the attic from below will condense regardless of how many vents are installed, and a house with generous vents but a blocked soffit-to-ridge path won't move air at all.

What Makes Skagit County and Anacortes Different

A handful of local conditions make ventilation and condensation control more important here than in a drier or milder climate, and they don't all point the same direction.

Heavy winter rain is the baseline. Mount Vernon, Burlington, Sedro-Woolley and the rest of the Skagit flats see long stretches of wet, overcast weather from fall through spring, which keeps roof surfaces damp for days at a time and keeps outdoor humidity high even between storms. That reduces the natural drying capacity of attic ventilation compared to a drier climate, so a marginal system that would get by elsewhere can struggle here.

Shaded, moss-prone roofs are common on the mature, tree-covered lots typical of Anacortes, La Conner and the wooded parts of Skagit County. North-facing slopes that stay shaded for most of the day dry out slowly after rain, and moss that's allowed to build up holds moisture against the shingles and can lift tabs enough to let water track underneath — which then finds its way to the sheathing regardless of what the attic ventilation is doing. Moss control and ventilation are two separate issues that often get blamed on each other.

Wind is a real consideration, though not the kind that drives hurricane-rated construction. Gusts coming off the Skagit flats and funneling through the Strait of Juan de Fuca and Rosario Strait can be strong enough to lift poorly fastened ridge vents, work loose skylight flashing over a few seasons, or drive wind-blown rain sideways under vent covers that weren't installed with enough of a baffle. Materials and fastener choice matter more on these properties than the ventilation math does.

Ice and snow show up occasionally in the Cascade foothills around Sedro-Woolley, Lyman and the upper valley, less so down on the flats or the islands. When a cold snap does hit, a poorly ventilated attic makes ice damming worse — heat leaking up through the ceiling melts snow on the upper roof, which refreezes at the colder eaves and can back water up under the shingles. It's not a constant threat the way it is in the Cascades themselves, but it's real often enough that it's worth designing for rather than ignoring.

What You Should Actually Do About It

Most attic ventilation and condensation problems in this area get fixed with some combination of the following, roughly in the order it makes sense to check them:

Costs vary a lot depending on what's actually wrong. Clearing and re-opening soffit vents and adding baffles is usually a modest repair; re-flashing a skylight or rebuilding an under-insulated skylight shaft costs more, generally in the low thousands of dollars depending on roof pitch and access; a full ventilation retrofit on a roof with no ridge venting at all — cutting in a ridge vent and rebalancing intake — can run from the low thousands into five figures depending on roof size and complexity. Anyone quoting an exact number without inspecting the attic in person is guessing, and a straightforward soffit-vent clearing shouldn't get billed like a full re-roof.

One honest drawback worth knowing up front: ventilation work sometimes uncovers a moisture problem that's been building for years, which can mean the job grows once the attic is opened up — a soffit-vent clearing that reveals rotted sheathing underneath, for instance. A good inspection should flag that possibility before work starts, not after the invoice arrives.

FAQ: Attic Ventilation, Skylights and Condensation in Skagit County

Is attic condensation the same problem as a roof leak?

Not usually, though they can look similar from inside the house. A roof leak is water getting in from outside through damaged shingles, flashing or moss-lifted tabs; attic condensation is moisture already inside the house condensing on a cold surface once it reaches the attic. Both can stain a ceiling or wet insulation, so it's worth having someone check the attic in person rather than assuming which one you have — the fixes are different.

Do all skylights fog up or drip condensation eventually?

No. Light fogging on the outside of the glass on a cold, clear morning is normal — that's dew forming on cold glass, the same as a car windshield, and it clears on its own. Condensation dripping from the inside of the skylight or pooling at the frame is a sign the shaft isn't insulated or sealed as well as it should be, and that's worth addressing before it stains the drywall around the skylight opening.

Can I just add more roof vents to fix a damp attic?

Sometimes, but not always, and adding vents without checking the intake side can make things worse by creating uneven airflow. If soffit intake is blocked or there isn't enough of it, adding exhaust vents can end up pulling conditioned air out of the house instead of pulling outside air through the attic the way it's supposed to. The intake and exhaust sides need to be sized and balanced together.

Does moss on my roof mean my attic ventilation is bad?

Not directly — moss growth is driven mainly by shade, moisture retention on the roof surface, and the roofing material, not by what's happening in the attic below. A well-ventilated attic under a heavily shaded, moss-covered roof can still be perfectly dry inside. That said, moss that's lifted shingle tabs and let water track underneath the roofing can eventually reach the sheathing and create the same staining that a ventilation problem would, so it's worth having both checked at once.
